| We are working with our owners to maintain the quality of the homes we manage. To this end, we have a very thorough screening process. We will accept an application that meets the requirements listed on the Texas Association of Realtors Application for Rental and in which all occupants meet the following qualifications. Applications must be completed in full and signed by all residents over 18. Multiple applications for a specific unit or property will be processed at the discretion of Hendricks Property Services. Application fees and deposits will be refunded if multiple applications for the same property are not accepted. |

| APPLICATION SCREENING CRITERIA |

| 1. |
A
credit report will be completed on
all applicants over 18. The
applicant must have at least 5 lines
of paid as agreed credit and no
negative credit. Negative credit may
be cause for denial. |
| 2. |
Two (2) years positive, unbiased landlord or mortgage history is required. A positive reference shall include:
rent/mortgage paid as agreed, no damage by tenant to property, proper notice given to vacate, no complaints
from landlord or neighbors, and the landlord or agent would re-rent. A negative reference will result in denial of the application.

Total gross monthly income shall be equal to or greater than three
(3) times stated rent. |
| 4. |
A
search may be conducted of public
records to determine whether the
applicant or any proposed tenant has
been convicted of any crime. A
conviction, guilty plea or no
contest plea for any felony, or any
misdemeanor involving theft,
dishonesty, assault, intimidation,
prostitution, drug-related or
weapons charges, obscenity and
related violations, sex crimes
and/or child sex crimes shall be the
grounds for the denial of the rental
application. |

Additional security
deposit can only be used to cure one
of the above requirements. |

Properties will be
held a maximum of 15 days from
approval of application. Rent will
be charged on the 16 day. |

Each roommate must
qualify separately. A separate
application fee is charged for each
applicant or roommate. |
|
Residential
qualifying criteria are subject to
change at the owners discretion and
without notice. |

Residential Lease Application for
each occupant over 18 years of age. |

Agreement for Application Deposit
and Hold on Property, if you are not
approved the application deposit
will be returned. |

Complete Authorization to Release
Information. |

Photo I.D. |

5. |
Signed Lead Based Paint form. (if
required) |

Appropriate Application Fee(s) and
Deposit(s). |

Quoted rents apply only to tenants that elect automatic debit from their checking account. A $5.00 processing fee will be charged for each payment received either in person or by mail. |

| DISABLED ACCESSIBILITY STATEMENT |
| Hendricks Property Services, Inc., allows existing premises to be modified at the full and complete expense of the disabled person if the disabled person agrees to restore the premises (per fair housing guidelines) at their own expense to the pre-modified condition. |

Reasonable assurances (in writing) that the work will be performed in a workmanlike manner. |

Reasonable details regarding the extent of the work to be done. |

Names of qualified contractors that will be used. |
 |

Appropriate building permits and the required licenses must be made available for inspection by the landlord. |

A deposit for restoration may be required. |
