Do you comply with Fair Housing laws?

Yes. Hendricks Property Management, LLC fully complies with the Federal Fair Housing Act, Fair Credit Reporting Act, and all state/local laws. We do not discriminate based on race, color, religion, sex, disability, familial status, nationality, age, sexual orientation, or gender identity.

Do I need to see the property before applying?

Yes. Applicants must physically inspect the property before submitting an application and review the Residential Lease Explanation and Sample Lease.

What documents are required to apply?

You’ll need:

  • Valid government-issued photo ID

  • Proof of two years of verifiable income (no screenshots)

  • Completed animal profile at PetScreening.com, even if you don’t have animals

  • Contact info for current/previous landlords and employers (2 years)

  • Emergency contact and dependent information

What is the application fee?

The application fee is $75 per person (18+ years old) and is non-refundable.

How soon do I have to pay the security deposit if approved?

You must pay your security deposit within 24 hours of approval. Otherwise, the property will return to the market.

What income is required to qualify?

Applicants must show income of at least 3 times the monthly rent.

  • Acceptable proof: pay stubs, tax returns, bank statements

  • Self-employed: most recent tax return + 3 months of bank statements

  • Military: LES and/or assignment orders

What rental history do I need?

At least 2 years of verifiable rental/residence history. Rental history must be from unbiased sources (not friends or family). Any evictions, open landlord balances, or undisclosed bankruptcies will result in denial.

What credit requirements do you have?

A credit check is required. Applicants should show a history of paying bills with minimal collections/write-offs. Owing money to a previous landlord results in automatic denial.

What is your animal policy?

Animal policies vary by property. If allowed, you must complete a profile on PetScreening.com. Monthly animal fees are based on your animal’s PAW score:

  • 3–5 paw points: $25/month

  • 2 paw points: $50/month

  • 1 paw point: $75/month

Do you run background checks?

Yes. We perform nationwide criminal, sex offender, and terrorist database checks. Felony records must be discussed with us before applying.

What other fees should I expect?

  • Application fee: $75 (non-refundable)

  • Security deposit: Usually one month’s rent (refundable)

  • Lease prep fee: $85

  • Renewal fee: $65 annually

  • Resident Benefit Package: $48.95/month

  • Animal fees (if applicable): Based on PAW score

What is included in the Resident Benefit Package (RBP)?

Is renter’s insurance required?

Yes. Tenants must maintain $100,000 liability coverage.

  • Option 1: Automatic enrollment through the Resident Benefits Package ($10.95/mo, included in RBP) by Second Nature.

  • Option 2: Provide your own policy from an A-rated carrier. Must list Hendricks Property Management as “Additional Interest” and provide proof before move-in.

How long can a property be held before move-in?

We can only hold properties for 2 weeks.

  • Move-in before the 20th → pay prorated rent

  • Move-in on/after the 20th → pay prorated rent plus next month’s rent

Do you allow smoking?

No. Smoking is prohibited inside the home and garage.

Will there be inspections or showings during my lease?

Yes. We perform periodic property evaluations (photos may be taken). During the last 30 days of your lease, signs/lockboxes may be placed, and showings will be scheduled unless you opt out by paying one month’s rent.

What happens if I provide false or misleading information?

Providing inaccurate, false, or misleading information will result in denial. If discovered after a lease is signed, the lease will be terminated.
