We request that any work orders be submitted in writing. The easiest way you can place a work order is through your tenant portal. You may also email your property manager and they will generate a work order for you.

Once you become a tenant, we will activate your tenant portal. You can access it by going to our website and clicking Login at the top of the page, or here.

Our application process takes 3-5 business days. The sooner we can verify your information, the faster we can get you into the home.

We offer a variety of ways for you to pay rent. You can set up recurring payment or make a one-time payment through your online tenant portal which allows payments to be made by eCheck or with a Debit/Credit card. At your request, we can offer you the ability to pay rent at any nearby 7-Eleven, CVS and Ace Cash Express location by using PayNearMe. We also accept Checks/Money Orders via USPS mail and walk in payments. Please note that we do not have a dropbox. We do not accept cash.

To avoid an unauthorized pet violation fee you will need to contact your property manager with your new pet request before getting the pet. After it is approved by the owner, you will need to fill out a pet application through PetScreening.com Once your pet application is approved and the pet fee is paid, we will send you a new pet agreement to sign.

We have an option that can allow you to end your lease early without a broken lease on your rental record called a re-letting agreement. If you need to know more about this option, please contact your property manager.

Everyone 18 years or older will need to apply and provide proof of income and a photo ID. The homes combined income needs to be at least 3 times the rent and we do credit, criminal, and rental background checks. Please visit our ‘Rental Procedures’ page located at the top of the website home page for more detailed information.

The security deposit is due within 24 hours from the time your application is approved.

It can take up to 30 days for your deposit disposition to be completed. The deposit disposition will be mailed to the forwarding address that you provided.

Rent is due on the 1st. If the rent payment is not received by Midnight on the 3rd of the month, a late fee will be charged.

Before a new occupant can move into the property they will need to apply, just as you did. If we are able to approve the application, then an amendment will be signed by all parties adding the new occupant to the current lease agreement.

After a renewal walkthrough is performed by your property manager, a lease renewal will be emailed to you 60 days before your lease expiration date. You will need to sign and return it in order to be renewed.
