If you've been searching for a property manager in Central Texas, there's a good chance you've come across two companies with very similar names: Hendricks Property Management and Hendricks Real Estate. The similar branding can be confusing, especially if you own rental property in San Antonio, Austin, or anywhere along the I-35 corridor. Here's what you need to know: these are two completely separate companies with different ownership, different offices, and different approaches to property management. Company Background and History

Hendricks Property Management (HPM) is a second-generation family business founded in 1978 in San Antonio. They are a Texas real estate brokerage, with most of their staff being licensed REALTORS. Their primary business is property management, not sales. Kyle and Lacy Hendricks currently run the company, with Kyle as the Vice President and Lacy serving as Director of Marketing. Both hold the Master Property Manager (MPM®) and Residential Management Professional (RMP®) designations from NARPM, the highest tier of professional certification in residential property management. Kyle Hendricks additionally holds the TRLS and TRPM designations from Texas REALTORS. 

Hendricks Real Estate (HRE) is an Austin-based firm I founded about 17 years ago. I also hold the RMP® designation and several Texas-specific real estate designations (TRLS and TRPM). HRE has built a larger team with over a dozen staff members, including multiple licensed REALTORS, property managers, assistant property managers, and a business systems manager. 

There is no corporate or family relationship between the two companies, although we do enjoy talking shop. We share a last name and we both operate in Texas, but that's where the connection ends. 

Service Area: Where Each Company Operates

This is probably the biggest differentiator for most property owners, so let's start here. 

Hendricks Property Management operates exclusively in the greater San Antonio area. Their coverage map includes 59+ neighborhoods and surrounding communities, from Boerne and Helotes on the northwest side to Schertz, Cibolo, and La Vernia to the northeast, and Seguin further east. If your rental property is in Bexar County or the immediate surrounding counties, HPM covers it. 

Hendricks Real Estate is headquartered in Austin with a broader Central Texas footprint. Our service area includes Austin and its suburbs (Round RockCedar ParkPflugervilleLakewayDripping Springs, Georgetown, Leander, Liberty Hill, Hutto, Bastrop) plus San Antonio, New Braunfels, Schertz, and Cibolo. We cover the I-35 corridor from Austin down to San Antonio, which gives us a wider geographic reach. 

Bottom line: If your property is in San Antonio only, both companies technically serve that market, though HPM has deeper local roots there. If your property is in Austin or the surrounding suburbs, HRE is the pick. If you own rentals in both cities and want one company for everything, HRE covers both metros. 

Property Types

HPM focuses on single-family residential homes through fourplexes. That's their lane, and they've stuck with it for decades. 

HRE manages a wider range of property types. In addition to single-family homes and duplexes, we also handle multi-family propertiescommercial properties, and HOA management. If you own a small apartment complex, a retail space, or need HOA management services, HRE offers those options while HPM does not. 

Services Offered

Both companies cover the core property management services you'd expect: marketing, tenant screeningrent collectionmaintenance coordination, and financial reporting. But the details differ. 

Hendricks Property Management Services

HPM offers two service tiers

Lease Only is priced at 100% of the first full month's rent (with a $1,000 minimum). This package covers tenant screening, online marketing, showings with a dedicated leasing team, lease preparation, premium marketing photos, 2D floorplans, pet screening, digital lease signing, and weekly showing reports. After the tenant is placed, the owner takes over management. 

Full Service Property Management runs at 10% of monthly rent collected, with a discount to 9% for military members, educators, and first responders. This tier includes everything in the leasing package plus online rent collection, monthly statements, 24/7 owner portal access, year-end tax documents, ACH owner payments, utility coordination, maintenance coordination, an after-hours emergency line, rental make-ready oversight, a dedicated property manager, HOA compliance support, online financials, eviction case management, lease renewal market analysis, a vetted vendor network, and automatic HVAC filter delivery and other benefits through their Resident Benefits Package

A few line items have additional fees: property evaluations (surveys) are $170 each (two per year recommended), lease renewals are $250, and the premium boosted listing add-on is $250. HPM also offers SureVestor Protection Plus landlord insurance as an optional add-on at $50/month. 

Hendricks Real Estate Services

HRE doesn't publicly list exact pricing on our website. We use an inquiry-based model where you schedule a consultation and receive a custom quote. 

Our service categories include marketingtenant screeningrent collectionmaintenanceaccounting/financials, and eviction protection. We also offer investment services that HPM does not, including help with clarifying investment goals, financial modeling for property acquisitions, finding and acquiring investment properties, and selling properties. HRE has an IDX-integrated MLS search on our website and offers real estate sales brokerage alongside property management. 

We also provide several investor-focused calculators on our site: a Rent vs. Sell calculator, an ROI calculator, and a Vacancy calculator. These are self-service tools that owners can use before they even make contact. 

Guarantees

Both companies offer performance guarantees, and there's some overlap. 

HPM's Performance Pledges

HPM calls theirs "Performance Pledges" and lists six of them: 

  • Happiness Pledge — No termination fees. You can cancel anytime. 

  • Communication Pledge — Defined response time standards 

  • Results Pledge — Performance-based accountability 

  • Animal Fee Pledge — Pet damage coverage up to $1,000 per pet 

  • Leasing Pledge — No re-leasing fee twice in one year 

  • On-Time Rent Pledge — Commitment to timely owner disbursements 

HRE's Guarantees

HRE lists five guarantees: 

  • Happiness Guarantee — Cancel your agreement anytime with no penalties 

  • Results Guarantee — You don't pay until HRE places a qualified tenant 

  • Leasing Guarantee — If a tenant doesn't fulfill at least 9 months of a lease, HRE finds a new tenant for free 

  • 30-Day Rental Guarantee — If HRE can't lease your home in 30 days, you get one month of management free 

  • Pet Guarantee — Up to $1,000 in damage protection per approved pet, above and beyond the security deposit 

Both companies offer happiness (no-penalty cancellation) and pet damage guarantees. HRE is more specific with our leasing guarantee (9-month minimum) and adds a 30-day vacancy guarantee, which HPM does not publicly list. 

Technology and Portals

HPM uses AppFolio as their property management software. They offer 24/7 owner portal access, online rent payments, and digital lease signing. 

HRE uses Rentvine as our property management platform. We also offer owner and tenant portals, online applications, and online rent payments through Rentvine.

HPM holds MPM® and RMP® designations through NARPM®. Team Size and Structure

HPM operates as a smaller, family-run operation. They have a small team of property managers with assistants, a dedicated leasing administrative team member, a field agent, operations manager, and a leasing team. 

HRE has a noticeably larger team. We have 16+ staff members, including a Director of Property Management, multiple licensed REALTORS who also serve as property managers, assistant property managers, bookkeepers, an accounting manager, a business systems manager, and a dedicated leasing agent. This gives us the capacity to handle a broader range of property types and a larger portfolio. 

Real Estate Sales and Investment Services

This is where the two companies diverge the most beyond property management. 

HPM runs a REALTOR® Referral Program designed for real estate agents whose clients need property management services. It's an inbound referral channel — agents refer PM clients to HPM. They list a small number of properties for sale, but their primary focus is property management. 

HRE operates as both a property management firm and a real estate brokerage. We have multiple licensed REALTORS on staff, offer MLS search on our website, publish local market reports, list homes for sale, and actively help investors buy and sell investment properties. If you want a single company to help you find a property, purchase it, lease it, manage it, and eventually sell it, HRE is built for that full lifecycle. 

Who Should Choose Which Company?

Choose Hendricks Property Management if:

  • Your rental property is in the San Antonio metro area 

  • You want a long-established, second-generation family business with deep local roots 

  • You value transparent, publicly listed pricing (10% management fee, clear add-on costs) 

  • You own single-family rental homes up to a four-plex 

  • You prefer a smaller team where you'll deal directly with the property manager
