San Antonio weather doesn't go easy on roofs. The SAVE Program covers replacement of damaged and missing field shingles (up to 10), ridge and hip shingle repair (up to 6 linear feet), sealing loose shingles and exposed nail heads, flashing repair, gas pipe collar sealing, and rain diverter installation. If we find exposed decking that goes beyond the SAVE scope, we tarp it on the spot to prevent further damage and let you know what's needed next. We also paint rusting vents to slow corrosion and extend their lifespan.

Clogged gutters and missing downspout pieces send water where it shouldn't go like along your foundation, into your fascia, and straight into expensive repair territory. The SAVE Program includes gutter cleanouts, installation of missing downspout brackets and elbows, and splash block placement at high erosion areas. The goal is to keep water moving away from the structure and off your repair list.

Every gap, crack, and missing flange on the outside of a house is a way in for moisture, pests, and hot air. The SAVE Program covers filling gaps at eaves where pests are getting access, installing missing flanges around wall penetrations, and replacing broken wall vents, soffit vents, and siding vents. These are the small entry points that go unnoticed until you're dealing with a rodent problem or water damage inside a wall.

Water pooling near a foundation is one of the most expensive problems a property owner can face especially in San Antonio's expansive clay soil. The SAVE Program addresses drainage issues by installing splash blocks at high erosion areas and replacing missing or damaged downspout elbows to direct water away from the structure. Keeping water routed away from the foundation helps prevent shifting, cracking, and the kind of structural damage that turns a small fix into a five-figure repair.

The small stuff that gets overlooked is usually the stuff that creates liability. The SAVE Program covers dryer vent service, replacement of outdoor receptacle covers, installation of missing or damaged gas pipe caps and collars, replacement of broken or missing gate latches, and replacement of broken and missing fence pickets. These are the items that don't get attention until an inspection flags them or someone gets hurt. We handle them on a schedule so neither of those things happens.

Roof debris, bird nests, and wasp nests cause damage and create safety issues for tenants. The SAVE Program includes clearing debris from the roof, brushing and blowing porches, eaves, and roof areas, and removing bird and wasp nests. Keeping these areas clean reduces moisture trapping on the roof surface and removes the things that attract pests in the first place.

Branches resting on a roof grind through shingles, trap moisture, and give pests a highway straight onto the structure. The SAVE Program includes trimming impacting trees back one foot from the roof to stop immediate damage risk (up to 25 square feet). It's a small cut that prevents a big problem.

You shouldn't have to guess what's happening with your property. Every SAVE visit includes before-and-after photo documentation for all completed maintenance. You also receive a SAVE Assessment once per year and a video overview of your property's current condition. Everything is accessible through your owner portal so you can see exactly what was done and what shape your property is in without having to drive by or schedule a walkthrough yourself.
