What the SAVE Program Covers

Roof System Preservation & Weatherproofing

Our team replaces damaged and missing field shingles (up to 10), replaces damaged ridge and hip shingles (up to 6 linear feet), seals down loose shingles, seals exposed nail heads, nails down and seals lifted flashing, seals gas pipe collars, installs missing rain diverters, installs tarps over exposed decking when work extends beyond scope, and paints rusting vents.

Water Management, Drainage & Foundation Protection

We clean out gutters, install missing gutter downspout brackets, replace missing or damaged downspout elbows, and install splash blocks at high erosion areas to direct water away from your foundation.

Building Envelope Sealing

Gaps and cracks in the exterior of a home are open invitations for pests and moisture. We fill gaps at eaves being used by pests for access, install missing flanges around wall penetrations, replace broken wall vents, and replace broken soffit and siding vents.

Exterior Component Repair

We secure loose soffit, loose trim, and loose siding boards. The kind of minor issues that lead to bigger damage when they go unaddressed through a full season of San Antonio heat and storms.

Safety & Compliance

The SAVE Program covers dryer vent service, replacement of outdoor receptacle covers, installation of missing or damaged gas pipe caps and collars, replacement of broken or missing gate latches, and replacement of broken and missing fence pickets.

Pest, Debris & Environmental Control

Our team clears roof debris, brushes and blows porches, eaves, and roof areas, and removes bird and wasp nests.

Tree & Vegetation Clearance

Trees touching your roof cause real damage. We trim impacting trees back one foot from the roof to stop immediate damage risk (up to 25 square feet).

Documentation & Monitoring

Every SAVE visit includes before-and-after photo documentation for all completed maintenance. You also receive a SAVE Assessment once per year and a video overview of your property's current condition.

How It Works:

  • The SAVE Program is included for all Hendricks Property Management clients at $30/month. Property owners may opt out if they choose.

  • Our maintenance team visits your property on a set schedule to perform all covered preventative maintenance tasks.

  • You receive before-and-after photos for every completed item, a yearly SAVE Assessment, and a video overview of your property's condition all accessible through your owner portal.

  • Because we're on your property regularly, we catch developing issues early and flag them before they become expensive problems.

$30/Month. That's It.

The SAVE Program costs $30 per month. A flat fee that covers everything listed above. No surprise charges. No per-visit fees. Compare that to a single emergency roof repair, a pest remediation call, or foundation work caused by poor drainage, and the math is pretty straightforward.

  • Everything listed on this page: roof repairs (within scope limits), gutter cleaning, exterior sealing, drainage protection, safety item replacement, pest and debris removal, tree trimming, and full photo and video documentation.

  • Some items have scope limits. For example, shingle replacement is capped at 10 field shingles and 6 linear feet of ridge/hip shingles per visit. Tree trimming is limited to 25 square feet. If work extends beyond the SAVE scope, we'll notify you and provide options.

  • Your property receives scheduled maintenance visits along with an annual SAVE Assessment and video overview.

  • Yes. Every visit includes before-and-after photo documentation for all completed work. You also receive a video overview of your property's condition.

  • Yes. The SAVE Program is opt-out. Contact your property manager if you'd like to remove it from your account.
